  1. Is there a chance of any construction coming up in the small narrow stretch of land between road and the aptmnts ? It belongs to HAL ?

  3. Have heard that the road will be widened, but no concrete facts as yet. Frankly, seeing the construction in the closeby areas, it is likely to get widened.

  4. For the road to widen there is a possibility i guess. I recollect Rohan telling me that they have drawn the borders for their property on the main road side leaving some pace (don't remember the exact measurement of how much they have left)for the possible expansion of the road in the future.I'm not sure about where this narrow stretch is...maybe i have to take a closer look next time i go there.   5. Did you guys by any chance know about if Rohan is providing Intercom facility for individual flats...this is asked by one of my friend in fact...thought it is a valid question to know the answer...

    1. Hi Chandra,

      I had a detail discussion on this with the mrktg guys from Rohan on Saturday..
      a.They are not providing any intercom facility. It has to be taken up by the association (as per them, there is a BSNL hub in Phase 1 which can be used). Looks like all of us have to go together and speak to them on getting this done in advance.
      b.All the CCTV cameras installed in Phase 1 are done by the association. As CCTV's are much needed these days, may need to ask them to get it done before possession.

    2. Thanks Venky for the response. That sounds a bit bad...Intercom i thought should be part of the basic amenities or rather necessities they provide. Thanks for the details of your discussions with Rohan. I guess it is high time we get together as a group and take our concerns to Rohan. Please let me know when you guys are available for the next round of meeting - I can try and bring atleast 4 buyers who are not in this forum of phase 2 with me if we plan to have a meeting. It never hurts if we can form a group now itself and start working on the betterment of our dream homes. Let me know your thoughts.

      Sorry for the delayed response. Based on the discussion with the Marketing office, I understand the 1st phase has got this done later. Can we meet this weekend?

    5. Thanks Venkat! Thanks for providing your e-mail contact as well.I have send you a mail from my personal ID. More than the forum - i guess interaction between us is what matters. I don't mind it any where - be it here or any where else including in FB as you suggested. We must meet and i will say - the earlier the better. Once we meet probably we can decide on whether we need a forum on FB that will help us to have more effective interactions.

  6. Hi chandra,
    The strech where some trees ( 4-5 coconut, tamarind etc, lot of other shade trees. ) are outside the Apartment's land which belongs to HAL. I dont see any chance of construction happning there. And if road is widened then half of it will be gone where construction will not be possible. regarding intercom... I think is a genuine requirement.

  7. Hello all,

    I am also interested in knowing whether the property in front of P,Q and R blocks (which belongs to HAL) can house another construction. To quickly summarize my discussion with the builders, they say the land is too small to build anything more than 2-3 storey apartments. However, I have not been able to get the actual size of the property or any expert opinions to substantiate their claims.

    I was looking through the project. I liked phase 1 construction . I am planning to book an Apt in phase 2. Did anyone enquire about the noise pollution/level due to the HAL airport flights? Phase 2 seems to be closer to the runway than phase 1. Will there be too much noise due to this.

Hi Nidhish...there are no two opinions about the noise levels...be it on phase 1 or phase 2 and the separation distance between two phases is far too less to have a reduced noise level in phase 1. Noise will be there...at levels you can imagine when defense forces fighter jets fly more than the civil air crafts. Good thing is they are few in frequency and they don't fly all days. This is my personal opinion and probably i'm used to it as i work in EGL and literally used to count the number of flights during my early days in the campus. Rohan is providing noise reducing windows in apartments...not sure to what levels they can reduce the noise though.

  14. Hi all... this blog has been really helpful in providing information to RJ-II buyers. But most of all, it has brought us together so that we can raise all our concerns as one.

    I am Anirban and I've also booked a flat in Ph-II a couple of weeks back.

    I have similar concerns on the issues that are being discussed here. My main concern, however was regarding the split valuation between UDS and the Construction agreement. My question was why are we asked to register the flat at a valuation which is roughly 1/3rd the cost of the unit? I understand this is a Bangalore specific thing but there is definitely some implication of this in some eventuality. Can someone here explain that?

    I guess, for most of us, our decision to go with any builder is based on mostly on trust. Being a reputed builder, it helps. However, saying that, there are huge builders like DLF and Unitech who are into all sorts of mess..so...!

    p.s. Have you guys discussed the issues with Rohan together yet?
