  1. The progress for now seems to be moving at a decent pace...my friend who has booked in Q wing in Phase2 has told me a week back that Rohan had called them to finalize their interiors in terms of electrical fittings like switch points, plug points etc and to check with them if they require more than what is planned by Rohan. The work on wings after S block - is just started i guess...the ground clearance and excavation is going on i believe. The club house between T and S is coming up as well. This is what i saw from my visit last Saturday.

    When I visited a week bak I saw the 'S' block construction in Progress.

  5. We Had been to the site yesterday. Work seems to be progressing well from what we saw. S and T block foundation work is going on...P,Q,R seems to be growing taller by each day - I also understand few of the owners from P,Q,R got communication from Rohan on Modifications of Electric and Plumbing fittings if they want it to be different than proposed by Rohan - Of course at a charge :). Divyasree also have launched their Dual Apartment theme complex as part of 77 deg east community. So more bigger things coming up in the vicinity. Do share of any of guys have more updates to share.

  6. Had been to the sight yesterday - Work is going on at a good pace in in P,Q,R blocks. Finally saw some construction activities happening for S and T blocks...Pillars are in place for the stilt floor for most part of the remaining blocks (S,t,etc).

  7. Went to the construction site to check progress y'day. The 'S'-Block podium construction has started. 'T' block still has only pillars. Work going on in P, Q and R. Seems they will concentrate on S,T only after finishing PQR(frame work).

    What Rohan says is that 'S' block podium will be finished in december.. So all ppl booked in 'S' can expect a heavy demand note in Dec.

  8. Thanks for the update...They say construction is on Schedule (ahead of the schedule is what the claim was)...i being an eternal optimist took it as on schedule :)...lets hope things will work out well!

  9. Hey Guys,

    After a long gap went to the site yesterday. They moved their marketing office to the new building basement (Q block) and I was hoping to see my apartment. They didn't allow stating that still work is going on, and will have to wait for another 3 months for the tiles selection call. Also Mohammed, RJ rep said the construction is in progress, and P, Q, R will be over in next 4 months.. as Chandra mentioned, I see one year from now for the completion according us, consumers.. :)

    Looks like they have sold out most of the apartments, and he stated only 25 units are left in the entire RJ (out of all the blocks they opened for sell)

    Asked about the JDA (he may be a wrong person to ask, but still) and he said it is being sorted out, series of discussions are going on etc..let's hope everything gets settled down.

    I got my loan from ICICI and the guy I work with bank other day said they have started sending out the Demand note before the completion of the work, and ICICI stopped my payment due to that. Interestingly ICICI also started scrutinize the loan to RJ (any new loan) due to the JDA issue.. this is not a confirmed news, but the rep I work mentioned it.

  10. Thanks Prakasan for update. I spoke to marketing exec in Rohan's Indiranagar office. They said that "JDA issue might sorted out or might not. It is not neccessary to have JDA if both parties (land owner and builder) ready to sign sale deed during registration and they have agreed for that." This was the answer I got. So I dont think JDA will be done.

    I discussed with my lowyer and he also given same reply.

    The possession is expected around Q1 of 2014. Tile selection and order will take 2 to 3 months. So another one year we need to wait :(

    1. Hi manju,

      In that case how safe is it to rely on both party's agreement of signing the sale deed? Doesn't JDA talk about a legal argument that both parties have agreed and nobody can backout leaving the buyers in unknown state? I would also like to have a talk with some lawyer who can guide on safety. Concern here is to wait for one more year and then until you get the title of your name along with khata in addition to smooth registration process remain in uncertainity.

  11. Thanks, Manju. That's a good news. I was told that they are planning to complete the construction by this year, but being a pessimist, I will take 2014 :)

  12. Abinas my friend,

    Since last one year, the property has grown by a mere 200/- to 300/- per sft, which is way below the current trend of real estate in BLR. (The real estate has grown by 10-15%, but here it is just 5%)
    There were many unsold flats, and builder was not able to wrap them off fast because of many reasons:
    1. Legal (JDA/GPA) - no clarity - very tricky situation
    2. Operational (location too inside - not many people are comfortable with this 'less accessible' location)
    3. Completely unprofessional sales front end team (at site). They are rude, ignorant and arrogant.
    4. Only ONE national bank approving this project....and many other such issues.

    I dont see it appreciating much, until its legals are cleared (which look doubtful).

    Possession is at various stages for various blocks - but looks like a delay of at least 6 months for sure.

  13. Among the rest of ROHAN projects in BNGLR, it is JHAROKHA-2 only which is unapproved by SBI loan dept. The clear reason is JDA issue.

    That means, one cannot switch to SBI from existing loan/bank in case SBI offers the best ROI.

  14. As long as the sale and construction agreements are jointly signed by vendor, developer and buyer, one can feel absolutely safe abt JDA related claims on the property sold, by the vendor in future.

    Rohan office INDRNGR confirms -

    1. Blocks P Q & R are due registration by Sep'2013.
    2. Blocks S & T shall be ready for possession by Jun'2014, as worst case scenarios.
