JDA and GPA registration updates

  1. There have been NO updates from the builder on this front, as yet.
    As far as the legal front is concerned, my advisor clearly says no to this project. This looks likely to create problems during the khata transfer.
    I am seriously re-thinking of the booking cancellation.
    And also, I got to know that they are re-doing their flat layouts with some minor tweaks. I m not to confident on this front too.
    The flat size and the bathroom size are pretty small as compared to the phase 1 (and with the similar super built up- chargeable area).
    Does any one of you have too consulted a legal advisor, if yes, pls share viewpoints.
    Another 3-4 days, will be pretty crucial for me to consider cancellation.

  2. Hey guys, I am planning to book a 2bhk in Jharokha2. I came across this blog and came to know about the JDA/GPA registrations issue. Does anybody have any updates on this??? Please please share.

    1. Hi Pranay,

      As of now, no updates as such. There has been no govmnt nod on the same subject, and this might take a while it seems. You will see a lot many projects stuck at the similar stage, which have these kinds of 'dual' owners - where the land and builder are different.
      Frankly, in this particular case, there are TWO separate agreements, so the construction and the land agreements, both are separate - hence that ways it is fine and clear.
      The JDA is pending though, and we are hoping to see a green signal, but no clarity as yet.

      Not yet. Actually I visited there on Saturday but the guy had no idea about JDA issue. I planned to book a 2BHK in P/Q/R blocks but that seems sold out now. Rethinking whether to book in S/T blocks or not, as prices are higher(by Rs 250/sqft) in those blocks.

    3. Hi Pranay,
      The marketing guys at the site will always act innocent about this. They know about this issue, and now have ran out of answers for the JDA related questions. You can consider yourself really lucky, if were answered 'politely'.
      P,Q,R, were sold off long back (hardly a couple of them would be left, with some obvious specific reasons of why still unsold).
      Well in fact, even most the of S and T have been sold, again barring some. S and T are higher also because they directly face the swimming pool.
      I expect prices to be even higher for the U,V,W, whenever these get launched. So, you might need to think about it faster, if you ask me. (Obviously, no need to rush.)

  3. Hi,

    I booked apartment in Jharoka Phase 2. My advocate asked me details about khata details for individual apartments. The property(land) has A khata. But we need to confirm from builder about Khata for individual flats. I spoke to them and they said it is our responsibility to get khata for our apartment from department. Most of the apartments are getting B khata due to deviations and for violating construction plan.

    Even though the entire land has valid A khata, the apartment should have 'A' khata as well. Any of you checked with builder on this.

Manju, Thanks for dropping by...This is a very valid point i guess...i think it is the individual flat owner's responsibility to get the A katha for the respective flats...generally builders do it...obviously after collecting the money (When i say money...hope you understand where all it goes) required for securing the Katha. Rohan tried to do this for phase 1, but i understand there was some misunderstanding between the builder and the association becuase of which no one paid the money and the A khata process never went ahead for the phase1 occupants. We can put this collectively to Rohan i guess and see what there response would be.

  6. Hi friends,

    I booked flat in T blk 3rd floor.

    Per my latest chat with builder, as long as both the vendor and developer have jointly signed on the sale and construction agreement along with the buyer, it shud not lead to any issues during registration time.

    There is an indication of reducing the stamp duty back to 1% from 6%. The 6% duty hugely reduced registration count in BNGLR in 2012-2013.

    Blocks P, Q, R are due registration by Sep'2013. All the best to the possessors.
