    1. Hi All,

      I have some updates. Visited Rohan Indiranagar office on last Saturday (19th Jan). Casually checked on various statii with Maria.
      1. JDA registration: As per government law that must be done during this fiscal year (i.e. by 31st March 2013), but she was not very sure about it. But if it happens one of the biggest troubles will be resolved. There is no GPA involved here.
      2. No updates from SBI on project approval due to the same JDA non registered issue.
      3. Khata transfer: I checked with her on this again and she said we need to approach the governement body as a group (this has to be done before formation of Association or Society). And now the money needed. It will be around 45K per flat and I feel there is some under the table component in it. But she said it is all for Khata A. She repeated that the land has Khata A and so every flat should get Khata A. She also said that Rohan will submit final "actual" plan that may have any changes/alterations from original one in order to help to get A khata. But once again we need to approach as a group and Rohan will not help us to get that

      Wish you a Happy 2013 and welcome to the group! The key word from your post for me is "Group". Buyers have to stay as a group to get things done from the builder is a lesson learned from experiences and wise advises from friends who had been there and done all these in the past. That is precisely the reason why we started this platform. Let us stay together and make sure that we get what we have been told - May it be the Khata transfer or getting the right and the best workable solutions/answers for our questions /clarifications asked for. Let us stay united and make sure that we get the best out of RJ phase2. May be start of the new year is a good time to have a first meeting of the RJ2 buyers. We can discuss our pain points first and then take it to Rohan. Guys, What you say?

  2. Here is good news from Karnataka Government on JDA and GPA. These chages included in 2013 Budget by Shetter Government.

    The JDA registration now just cost 1.5 lakhs and GPA 15000/-

    Keeping in mind the critical role of real estate and realtors in Bangalore -- a significant political territory with 28 assembly seats -- the budget has offered this sector a sop which is beneficial to property owners and developers. And, if used in the right context, to the end-users.
    Also, while not announcing new taxes, the government has sharply upped revenue targets for three key departments: commercial taxes, excise and motor vehicles. The three together have been mandated to mobilize an additional Rs 6,850 crore.
    Combined with an additional Rs 900 crore expected from the stamps & registration department, the total fresh revenues to be mobilized will touch a sizable Rs 7,750 crore.
    In an effort to keep builders happy, the government has removed the 1% fee clause imposed on joint development agreement and related power of attorney between the land owner and developer. Instead, a fixed fee of Rs 1.5 lakh has been proposed in the budget. Earlier, developers used to pass on the burden of 1% registration fee to the consumers (buyers).
    If the agreement fee cost Rs 1 crore, the same amount would have been put on the buyers at different rates. Hopefully, with the reduced fee, the benefit will also be passed on to the end-buyers.
    This apart, due to high costs, land owners and developers would never enter a written agreement, resulting in losses to the exchequer. Now, at least, a nominal amount will flow into the state kitty.


    So we need to pressure Rohan to register JDA and GPA now.
